The Senate passed the energy tax credit (energy efficient home tax credit) for 2014 yesterday, December 16, 2014, adopting the House bill from a few weeks ago, part of the tax extenders bill extending the 45L energy credit for one year (2014). The 45L energy tax credit is an important incentive for developers to build with energy efficient components and is important as the real estate market comes back from its low in 2009. The 45L credit rewards developers for high efficient HVAC system components, windows, insulation and other factors that lower the homeowner or tenant’s energy bills in the form of a $2000 per unit tax credit for energy efficiency awarded to the developer of the property.
